What Montana Wind and Hail Do to Church Property Insurance Rates

If your property premium keeps climbing, it's usually not about your building — it's Montana's weather pattern. Here's what's driving wind and hail pricing, and what you can do about it.

If your church’s property premium has climbed the last few renewal cycles, you’re not imagining it, and it’s usually not about your building specifically — it’s about Montana’s weather pattern as a whole. Carriers price property insurance based on regional loss history, and repeated hail and wind events across the state have pushed reinsurance costs up for every insurer writing business here, which flows through to individual policy pricing.

Wind and hail are treated differently than most other perils on a commercial property policy. Many carriers now apply a separate, often higher, wind/hail deductible — sometimes a percentage of the building’s value rather than a flat dollar amount — instead of the standard all-other-perils deductible. A church that hasn’t reviewed its declarations page recently may be surprised to learn what its actual out-of-pocket exposure looks like after a major storm.

There are a few concrete levers a congregation can pull. Impact-resistant roofing materials, when a roof replacement is already on the horizon, can sometimes qualify for a pricing credit. So can a documented, proactive maintenance program, since carriers view a well-maintained building as a better risk than a neglected one. It’s also worth asking whether your policy is written on a replacement cost basis with an adequate coinsurance percentage, since being underinsured on paper can reduce what you actually collect on a partial loss.

None of this means a church should simply accept whatever renewal number arrives in the mail. Carriers vary widely in how they price weather-exposed property in Montana, and a mid-cycle marketing of the account — shopping it among carriers that specialize in habitational or religious-property risk — can sometimes find meaningfully better terms than staying with the same carrier by default.
